After cracking and moisture intrusion appeared in a newly constructed parking structure shortly after completion, ZFI Engineering conducted a comprehensive forensic investigation that identified undersized reinforcement, inadequate air entrainment, and active structural cracking. Rather than recommending demolition, ZFI designed an integrated rehabilitation using FRP reinforcement, waterproofing membranes, and targeted column and footing strengthening to restore structural integrity and extend the structure’s service life. Repairs were phased over seven months to keep the adjacent commercial facility operational, limiting deck closures and scheduling major work during nights and weekends. The project demonstrates ZFI’s expertise in forensic engineering, innovative rehabilitation, and delivering durable solutions with minimal operational disruption.
